A door's 3D geometry tells you almost nothing useful for facilities management or costing on its own; its non-geometric data - fire rating, hardware set, supplier, warranty period - is what actually gets used downstream by schedules, COBie exports, and FM systems. BIM's real value over plain 3D modeling comes almost entirely from this layer.
