A Tree Survey catalogues every existing tree on and around a site - species, condition, retention category - and the resulting Arboricultural Impact Assessment sets out which trees a proposed development can retain and what root-protection measures construction near them needs. Like an Ecological Survey, it's often a planning-approval precondition and can constrain where a building or its access road can actually go.
