An Environmental Impact Assessment (EIA) is a formal study, required for larger or more sensitive developments, that documents a project's likely effects on ecology, noise, traffic, air quality, and more, along with the mitigation proposed for each. The resulting Environmental Statement is submitted alongside the planning application and can drive design decisions long before a model exists.
