Every BIM element carries two kinds of information side by side: geometric data (its 3D shape and location) and non-geometric data (everything else - manufacturer, fire rating, cost code). A model can look complete geometrically while its non-geometric data is still empty, which is exactly the gap an EIR is written to close.
