A construction method where large sections of a building - entire rooms, bathroom pods, structural modules - are manufactured complete in a factory and transported to site for assembly, rather than built piece by piece on location. It is the physical, large-scale end of the DfMA spectrum: instead of individual prefabricated components, whole volumetric chunks of the building arrive ready or near-ready.

BIM is close to a prerequisite for modular construction at any real scale: the factory needs LOD 400 fabrication-level model accuracy to manufacture modules that will actually fit together correctly on site, since there is little room to "figure it out" once a module has already left the factory.
