Where the EIR defines what information a client needs during design and construction, the AIR defines what information the client needs to operate the building once it is handed over - maintenance schedules, warranty data, equipment manuals, spare-parts lists. The AIR feeds directly into the AIM: it is essentially the specification for what the Asset Information Model must contain. A well-written AIR early in a project makes the eventual handover to facilities management dramatically smoother, because everyone knows from day one exactly what data needs to be collected.
